Working together, building community

As we enter the fourth month of construction on the Deep Energy Retrofit (DER) at our Ashford Street property, the project team is continuing to make great progress at the site.

MEP (Mechanical, Electrical, and Plumbing) ductwork is well underway which will allow for the installation of heat pumps and ERV (Energy Recovery Ventilator) systems in each unit. Heat pumps provide all new electric heating/cooling via in-unit minisplits. ERVs are important in creating a safe environment for residents by replacing stale indoor air with fresh outdoor air. These systems improve comfortability by stabilizing indoor temperatures, reducing pollutants and humidity, creating a healthy home in all seasons. Electric services at the building were upgraded, which will allow for full electrification at the property.

All original siding has been stripped to the original wood sheathing underneath. A new SIGA air and water barrier membrane has been installed on all exterior walls at the site to ensure moisture protection. The roof repair at Ashford is also continuing, with the installation of waterproofing materials and insulation.

All windows at Ashford have been removed and reframed. The old leaky windows will be replaced by new, heavy duty triple-pane windows.  These windows feature three layers of glass and additional insulation for improved energy efficiency and soundproofing.

The team also created openings in the ‘party wall’ which originally separated 40 and 42 Ashford Street. A party wall is a wall shared by two adjourning properties, often located along a property line. The opening at points along the wall will allow residents to pass between the two sides of the building once they move back into their apartments.

We want to thank the entire project team for their hard work on this DER! We can’t wait to share more updates at this project continues.
